Does your lot meet ADA specifications?

Virtually all parking facilities for commercial buildings are coverd by the Americans with Disabilities Act (ADA), which took effect in January l992.

It requires a minimum number of handicap-accessible parking stalls depending on the size of the parking lot, and a minimum number of van-accessible parking spaces depending on the number of handicap-accessible spaces.

It also requires:

* Specific signage and specific sign placement

* Unobstructed access routes

* Access aisles leading from the parking stalls to the sidewalk or other access route

* Use of curb ramps

These are only a few of the many requirements parking lots must meet to comply with federal ADA regulations. Penalties for not complying could include:

* A court could order to bring the parking lot into compliance.

* Civil penalties not to exceed $50,000 for the first violation and $100,00 for the second violation.

* Monetary damages to the person or organization suing the property owner.
